Medical Cannabis (Medical-Only, Planned)

Serendipity Nature Sanctuary intends to pursue a medical cannabis micro-cultivation licence under Canada’s regulatory framework. Cannabis activity, if approved, will be strictly medical. No recreational cannabis production or sales are planned.

⸻

Scope of Licence

The intended licence would permit:

   •   Production of medical cannabis (cultivation, harvesting, drying, curing)

   •   Direct sale exclusively to registered members who hold a valid medical prescription, in accordance with Health Canada regulations

There will be no public retail sales, no dispensary model, and no non-prescription access.

⸻

Purpose & Alignment

Medical cannabis is approached as a therapeutic agricultural crop, aligned with natural health, trauma-informed care, and patient-centred use. The focus is on quality, consistency, and integrity, not volume or recreational markets.

This approach aligns with the Sanctuary’s broader emphasis on:

   •   informed choice

   •   responsible use

   •   education

   •   long-term wellbeing

⸻

Cultivation Philosophy

   •   Small-scale micro-cultivation model

   •   Emphasis on plant maturity, terpene expression, and medicinal quality

   •   Harvest timing is weather- and plant-dependent, allowing flexibility to optimize quality

   •   Regenerative and living-soil practices where feasible

⸻

Infrastructure Strategy

   •   Cultivation areas located in a secured agricultural zone at the rear of the property

   •   Construction of one new 36’ diameter multi-purpose building:

      •   Used year-round as a large workshop and community event space

      •   Temporarily dedicated to medical cannabis drying and curing during a short post-harvest window (typically several weeks in early fall)

   •   Cannabis infrastructure is physically separate from retreat and residential areas

This ensures capital efficiency and avoids dedicating buildings to single-use purposes.

⸻

Dual-Use & Risk Management

Prior to licensing approval, cultivation infrastructure will be used for high-value specialty crops, allowing:

   •   revenue generation

   •   operational learning

   •   soil development

This dual-use approach ensures that capital investment is productive regardless of regulatory timelines.

⸻

Private Medical Membership Model

Medical cannabis sales are intended to occur only through a private membership model:

   •   Members must hold a valid medical prescription

   •   Sales are direct-to-patient, compliant with federal regulations

   •   Education and responsible use are emphasized

Partnerships with licensed medical professionals may be pursued to support patient access and continuity of care, subject to applicable regulations.

⸻

Regulatory Reality

Medical cannabis licensing timelines and approval are uncertain and are treated as an opportunity rather than an assumption. Any financial projections related to cannabis are presented as illustrative scenarios only.

The Sanctuary’s overall business model remains viable and operational with or without cannabis revenue.

⸻

Summary

Medical cannabis represents a high-potential but non-essential component of Serendipity’s diversified model. If approved, it supports long-term financial resilience while remaining fully aligned with the Sanctuary’s values of responsibility, education, and care.

Serendipity Nature Sanctuary is a living project rooted in land, relationship, and possibility. It brings together existing infrastructure, practical experience, and a clear vision for community, resilience, and meaningful connection.
