Investment Structure & Participation

Serendipity Nature Sanctuary is being developed as a founder-led operating enterprise, not a passive real estate holding. The investment structure reflects this distinction and is designed to align long-term stewardship, execution responsibility, and financial participation.

While the underlying property is being acquired at an exit value reflecting current market conditions, the valuation of Serendipity Nature Sanctuary reflects the creation of an integrated operating company. This includes:

   •   the land and existing buildings

   •   established infrastructure and systems

   •   development readiness and site layout

   •   diversified revenue pathways

   •   founder-led execution, stewardship, and operational leadership

This distinction between asset value and enterprise value is intentional and foundational to the investment model.

   •   A total of 100 early-stage equity shares are offered at $10,000 per share

   •   Capital raised is used primarily to:

      •   complete the buyout of the current co-owner

      •   fund early-stage development, infrastructure, and activation

   •   The founder retains 50% ownership during the initial phase to ensure continuity, accountability, and alignment between vision and execution
