Executive Summary

Serendipity Nature Sanctuary is a 22-acre established off-grid property with independent solar power systems. It is a residential retreat, education, and regenerative agriculture project located in Caledon, Ontario, within easy driving distance of the Greater Toronto Area.

The Sanctuary is being developed as a place where people can reconnect with Self, Nature, and each other through a blend of transformational retreats, practical skill-building, ecological stewardship, and community-centred living. It is designed to serve individuals and groups who value personal freedom, resilience, natural health, and meaningful human connection.

The property already contains four primary residential buildings, multiple support structures, long-established organic gardens, greenhouse, pond, trails, solar power systems, and farm equipment. This existing infrastructure significantly reduces startup risk and allows programs, retreats, and food production to begin immediately once ownership is consolidated.

Serendipity’s business model is intentionally diversified, combining:

   •   retreat and educational programming

   •   short-stay and retreat accommodations

   •   regenerative food production and livestock

   •   high-value specialty crops

   •   a private membership model

   •   a planned medical (not recreational) cannabis micro-cultivation operation, pending regulatory approval

Cannabis infrastructure will be designed for dual use, generating agricultural revenue from high-value crops while licensing is in progress.

Investment is structured through a share-based model, with 100 early shares offered at $10,000 each to support the buyout of the current co-owner and fund early development. Equity investors collectively receive 7% of gross sales, distributed in proportion to ownership, and benefit from expected long-term equity appreciation as the Sanctuary matures.

Governance emphasizes vision-led, collaborative stewardship rather than hierarchical management. The founder provides continuity, direction, and operational leadership while welcoming advisory input from aligned investors and community members.
